All guests must sign our rental agreement as mandated by Florida Law.
🔹 The minimum rental age is 21. A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival.
🔹 An accurate guest count must be provided
🔹 No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹 Quiet time is from 10pm – 8am
🔹 No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹 If this property is pet-friendly and you would like to bring your pet, an additional fee of $250 per pet is required. Please inform us is you will be bringing your pet.
🔹 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹 The property must be locked and secured when guests are not in it.
Cancellation Policy:
Full Refund: For cancellations made at least 60 days prior to the start of the reservation.
50% Refund: For cancellations made 30 to 59 days prior to the first day of the reservation.
Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.
Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.
We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we’ll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings:
Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Internet/Cable:
Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.
Copyright Infringement:
Absolutely no illegal downloads. We will charge $50 if discovered.
Privacy:
This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.
This property is also equipped with NoiseAware. Simply put, NoiseAware is like a smoke detector for noise. Sensors track the decibel levels at your property and evaluate other risk factors. If we find noise level exceeds a certain threshold, you will receive a text message or email requesting that you reduce the noise level.
Pest Control:
Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native “friends”, please take a picture or give us a call
Starter Supplies:
We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.
