For those who seek total relaxation, take advantage of one of the two outdoor hammocks for an al fresco siesta. An outdoor dining table with an umbrella invites you to take your meals under the sun and the breeze. 

The sparkling pool beckons you to while away the hours in the cool water as you dream of grand adventures and the attractions of south Florida. Within just a 30-minute drive of the villa, you’ll find some of the world’s best shopping, international cuisine, the Fort Lauderdale airport and pristine beaches.

Perfect for larger groups, the Weston villa has two separate living areas. The living room is ideal for talking, laughing and storytelling, with the eclectic furnishings arranged in an intimate grouping and overlooking the patio. The den offers a plush sectional sofa and enviably comfortable hammock, with neutral decor and a few playful pops of color. A 70” HDTV with Sonos Playbar provides a home theater experience and surround sound not just for movies, but for your favorite playlist, as well. 

The gourmet kitchen will delight the family chef. An island peninsula is lined with four unusually charming barstools. The granite counters with pendant lighting, granite backsplash and stainless steel appliances create an atmosphere perfect for decadent culinary masterpieces. The adjacent dining room comfortably seats 8 at a charming farmhouse table.

The Master suite is a private and intimate retreat. An oversized tufted bench at the foot of the king size bed is perfect for your morning meditation practice or perhaps just a few moments of quiet reflection. A desk and chair provides an ideal space for catching up on email or even writing a letter or postcard. A large flat screen TV is a wonderful indulgence. The adjacent master bath offers a farmhouse sink with dual vanities and a luxurious tiled shower. 

Each of the three additional bedrooms offer ceiling fans, soft recessed lighting and lovely window views of the grounds and surrounding area. Two of the three have wall-mounted flat screen TVs. 

Because one of the most important aspects of a successful vacation is a comfortable bed and a good nights’ sleep, all 5 beds in the home have been recently upgraded with premium eco-friendly mattresses. For truly superior comfort and better temperature control, they each sport a waterproof mattress cover, as well. 

Amenities

Allows Pets-This property is dog-friendly with an additional $250 fee per pet. Please let us know if you will be bringing your dog. (only dogs are permitted, sorry)

If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay.

All guests must sign our rental agreement as mandated by Florida Law.
The minimum rental age is 25. A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival. 
An accurate guest count must be provided
No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
Quiet time is from 10pm - 8am
No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000

Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle. 
The property must be locked and secured when guests are not in it. 
Mail:

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages. 

Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it. 

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine. 

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to  $500.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we’ll try to accommodate you, though this cannot be guaranteed. 

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing. 

Same-Day Bookings:

Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay. 

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation. 

Same-day reservations will not be accepted after 2:00pm.  All same-day reservations require at least 3 hours before check-in.  We may have to extend check-in time to later than 4:00pm. 
 
Internet/Cable:

Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues. 

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests. 

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Pool:

If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean. 
Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests’ convenience. 

If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation. 

If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf. 

Privacy:

This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property. 

This property is also equipped with NoiseAware. Simply put, NoiseAware is like a smoke detector for noise. Sensors track the decibel levels at your property and evaluate other risk factors. If we find noise level exceeds a certain threshold, you will receive a text message or email requesting that you reduce the noise level. 

Starter Supplies:

We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.
